Blvd America: Multi-Family TOC Development Land Acquisition (10+ Units)
Lot Size: At least 12,000 square feet
Location: Must fall within LADBS jurisdiction (verified via ZIMAS)
Purchase Price: To be determined
Zoning: R3, R4, C2
Parcel Frontage: Preferably 100 feet wide or a corner lot
No historic preservation restrictions
Development Readiness: Not acquiring Ready-to-Issue (RTI) properties
Property must be delivered vacant
Flat land only—no hillside properties
Description:
Blvd America is looking for residential, retail, or commercial lots in key areas for multi-family development under the Transit Oriented Communities (TOC) program. We are interested in both vacant lots and properties with existing structures that can be demolished to maximize development potential. Our goal is to utilize TOC incentives to create affordable housing near public transit hubs, taking advantage of increased density and reduced parking requirements

Minimum Lot Size: 6,000 square feet

Zoning: RD1.5, RD2, RD3, R2, and R3
Restrictions: No historic preservation constraints
Development Readiness: We do not acquire Ready-to-Issue (RTI) properties
